Signs your roof may be vulnerable to storms

When roofs age there are many signs of wear and tear.

Come rain, wind, pounding sun; your roof is made to last for years. However, since the roof is the primary location for weather to attack your house, it is natural for it to sustain some wear and tear over time. Shingle Roofs
Shingle and shake roofs are susceptible to strong temperatures, algae and parasites. Look for bending, cracking, curling, or loose shingles. When flashings are not installed correctly, shingles fall into disrepair in valleys, and around domers where water runs down the roof.
Tile Roofs
Two strong elements of tile roof breakdown are UV rays and an improper support frame. Signs of UV damage are cracking and crumbling tiles. Loose and falling tiles are, of course, a red flag for a roof in need of repair. Easily cleaned are moss and algae that take root underneath tiles.
Built Up Roofs
These roof systems decline after long-time exposure to UV rays. In time, the waterproof fats in the asphalt layers are baked out by the sun; causing cracking and splitting. If the roof is not level, water will pond during storms. Strong wind can bend the whole roof, causing serious damage.
Sprayed Polyurethane Foam Roofs
Like all other roofing systems, SPF roofs are eventually impaired by the weather. Look for evidence of breakdown, such as patches of discoloration and corrosion.

Though homeowners should be watchful as their roof ages, there isn't much to worry about when the roof is properly installed and periodically maintained.
